Open office hours are weekdays Monday - Thursday between the hours of 10 am and 2 pm. Office Closed Fridays, or by appointment only.

Process for certificate of insurance requests:
Please visit our web site at http://bbinslv.com/ On the bottom of the right hand side of the home page, you will see a box that says, "Certificate of Insurance and below that it say REQUEST NOW." Just click on that box, a short form will pop up, fill in the form completely, hit submit and that comes directly to me with all the information I need to process your request.
If you do not have internet access, please fax the following information to: (610) 317-1439 or email the same to condoinsurance@bbinslv.com
- FULL name of homeowner/purchaser(s)
- FULL property address (include zip code)
- Condo association name (not management company name)
- Mortgage company’s FULL name and FULL address for mortgagee clause (the way the lender wants this to appear on the certificate)
- Loan number if available
- Return fax # or email address to send certificate
If you are an owner, you should have an HO6 Policy.
Definition: HO-6 provides coverage for the homeowner for building and personal property. However, the dwelling coverage is less extensive due to the Association purchasing insurance to cover the building.
If you are a tenant, you should have an HO4 policy.

The pet restriction allows 4 pets per unit, two cats and two dogs. There is a yearly $25 registration fee for each dog. Contact the Management Office for further guidelines and registration process. Click Here
Garbage Answer: Memorial Day through Labor Day, garbage is picked up on Mondays and Thursdays. The rest of the year, it is picked up on Mondays. In the Event of a holiday, pick up will be performed on a normal schedule unless informed otherwise. Please do not put garbage out for collection earlier than 9 PM the night before pickup. Trash must be put out in an appropriate receptacle and secured by a lid. Following the pickup, empty receptacle must be moved into garages on the same day.
Recycling Answer: Recyclables are collected every Wednesday morning. Glass, plastic and cans may be combined. Boxes should be broken down when possible
To arrange for special pickups, call Grand Sanitation, (908) 222-1566, to arrange for pick up at your expense.
Park Place Association Board meetings are held quarterly on the third Wednesday at 7 PM.

The pool opens weekends only from Memorial Day to the third week in June and then 7 days a week through Labor Day weekend. Weekends after September TBD. Pool hours are from 10 am to 8 pm. Residents must have valid Pool Passes in order to enter.

The clubhouse is for the exclusive use of the homeowners and their guests. It may only be rented by homeowners. A $500 refundable security deposit is required. The cost of the rental is $175.00 per rental. The room holds 50 people. Please call the Manager, (973) 258-0040, to determine availability and reserve space. The renter must sign a Clubhouse Rental Agreement and submit a certificate of personal liability insurance. Springfield Park Place must be named as an additional insured on the homeowner’s policy and covered amount must be $500,000 or more.
U-Pass tags for residents only to enter the gates can be purchased from the Manager 10 AM – 2 PM on weekdays from Mon-Thu. The cost is $15.00 per tag. Checks should be made payable to Springfield Park Place.
Contact The Management Office. Inspections are done every two years, receipts are to be submitted to Management Office, thank you.
Payments are due on the 1st of each month and the $25 late fee will be assessed if not received by the 10th of the month.
Option 1 - Check
Please put your 12-digit account number (with no dashes) on the top of your check, include payment coupon and mail payment to:

Generally, checks with accurate account numbers are deposited and posted the same day provided the payments are received by lockbox by 12:00 PM EST. The approximate USPS mailing time is 3-5 business days. Please allow ample mailing time and be sure to take holidays and weekends into consideration when mailing your payment.
Note: Common reasons for delays are missing or incorrect account number on a check and/or no coupon included.
Your correct account number does not include any spaces or dashes.
Option 2 - Online Banking
Payments should be made payable to your community and directed to:

If your bank requires a customer service phone number to add a new payee, please use 800-870-0010.
Depending upon your banking institution, your online banking is processed either by the bank withdrawing the funds and mailing an actual check to the lockbox mailing address, or by withdrawing the funds and sending an electronic payment to the lockbox.
Please note that with either banking institution remittance method noted above, the date a homeowner designates or instructs their bank to issue payment (and the date their statement shows as having monies removed) is not the date the payment is received by the lockbox.
If a paper check is issued, approximate USPS mailing time is 3-5 business days. Electronic payments typically take one business day to process and post. Note: A common cause of delays is including spaces or dashes to your account number. Your correct account number does not include any spaces or dashes.
Option 3 - ClickPay
ClickPay is a third-party service provider which includes online payment options. The options provided are as follows:
- ACH (checking/savings) - This payment type has no fee and takes one business to process and post.
- Credit/Debit Cards – This payment type has an additional fee of 2.95% per transaction and takes 3-4 business days to process and post.
The payment options described above can be accessed at www.Clickpay.com/FirstService. In order to create an account, a valid e-mail address and your 12-digit account number (as found on your coupon booklet) is needed. Timelines above apply to payments made before 9:00 PM EST.
You can log in and make one-time payments at any time or can set up recurring payments. Recurring payment options are as follows:
- Pay Full Amount Due: This option will pay the total balance as of the date scheduled for payment.
- Pay Full Amount up to a Maximum: This option will pay the total balance as of the date scheduled for payment up to a set limit.
- Pay Recurring Charges and Schedule Assessments: This option will only include scheduled recurring charges and will not include variable one-time charges.
- Pay a Fixed Amount: This option will pay an amount specified by the payee.

The Association can assist, just make an appointment with the Springfield Post office to have a mail delivery person at the box and let the Association know so we can have Jeff there to change the lock and key. There is $75 fee payable to the Association.
The planting of vegetables and other eatable plants is not permitted on common ground. The planting beds are maintained by the Association and the chemicals applied is not appropriate for food. Bird feeders are not permitted anywhere in the community.
No garden figurines, plant holders and other decorations that are more than twelve (12”) inches in height are permitted. Decorative items are only permitted in the shrub beds, not on the lawn area.
Signs of any type are not permitted to be installed on common ground. For sale signs may be displayed on the interior of a window and “Open House” signs are permitted only on the day of the open house.
Any modification, alteration or additions on the exterior property may not be installed until written approval has been obtained from the Board of Directors. A Property Modification Application and a Restrictive Covenant must be submitted PRIOR to the installation of any item (lighting, permanent planter boxes, etc.)
Satellite dishes or direct television receivers must conform to the FCC regulations and be installed on limited common elements. All other locations must be approved by the Board of Directors. Dishes are not permitted to be installed on the roof or siding of any building.
Holiday decorations are permitted to be installed around the frame of the entrance ways, in the shrub beds, and on the interior of the windows, provided that the installation is not permanent. No lights or other type of decorations are permitted on the lawn area. Decorations must be removed no later than two (2) weeks after any given holiday.
